Terms of Service

CoHub Pty Ltd (ACN 701 652 557, ABN 88 701 652 557) — Platform Terms of Service for the CoHub marketplace, short and long-term commercial space booked and paid for online. Market: Australia (national). Last updated 2 September 2026.

1. About These Terms

These Platform Terms of Service (“Terms”) govern access to and use of the CoHub website, mobile application and related services (together, the “Platform”), operated by CoHub Pty Ltd (ACN 701 652 557, ABN 88 701 652 557) (“CoHub”, “we”, “us”, “our”). CoHub operates an online marketplace with two connected services: a space marketplace that connects businesses and individuals who have spare or under-used commercial space to offer (each a “Host”) with businesses and individuals looking to book that space (each a “Member”); and CoHub Gigs, a task marketplace that connects businesses and individuals looking to get a task done (each a “Poster”) with businesses and individuals looking to complete that task for payment (each a “Worker”). References to “you” or “User” mean any Host, Member, Poster or Worker using the Platform, and a single User may act in more than one of these roles at different times.

By creating an account, listing a Space, booking a Space, posting a Task, or applying for or accepting a Task, you accept these Terms and agree to be bound by them, together with our Privacy Policy and, for each Booking, the Host Licence Agreement generated for that Booking. If you do not agree, you must not use the Platform.

These Terms apply in addition to, and do not replace, the Host Licence Agreement formed between a Host and a Member for a specific Booking. Where these Terms and a Host Licence Agreement conflict on a matter these Terms expressly govern — such as CoHub’s role and fees — these Terms prevail; on matters concerning the Booking itself, the Host Licence Agreement governs the relationship between Host and Member. CoHub Gigs does not have an equivalent per-Task agreement template — Section 6A sets out the terms that instead apply directly between a Poster and a Worker for each Task.

2. Definitions

In these Terms, the following words have the meanings set out below.

PlatformThe CoHub website, mobile application, and related services, including the space marketplace and CoHub Gigs.
HostA User who lists a Space for booking.
MemberA User who searches for, books, or enquires about a Space.
PosterA User who posts a Task on CoHub Gigs.
WorkerA User who applies for, is hired for, or completes a Task on CoHub Gigs.
UserA Host, Member, Poster and/or Worker, as the context requires.
SpaceAny desk, office, coworking or studio space, retail or pop-up premises, warehouse or industrial space, or event/meeting space listed on the Platform.
ListingA Host’s description of a Space, including price, availability, photos, and house rules.
BookingA confirmed reservation of a Space by a Member for a specified period.
Instant BookA Booking confirmed automatically at the price and dates shown, without the Host’s prior approval of that specific request.
Request to BookA Booking request that requires the Host’s approval before it is confirmed.
Host Licence AgreementThe agreement generated for each Booking, granting the Member a personal licence to occupy the Space for the Booking period. It is not a lease and does not grant exclusive possession.
Task (or Gig)A Poster’s description of work to be done, posted on CoHub Gigs, including a title, description, industry, location, and budget.
ApplicationA Worker’s proposal to complete a Task, including a message to the Poster and, optionally, a proposed price that may differ from the Task’s stated budget.
Service FeeA 15% commission CoHub charges on each Booking and on each Task, deducted from the Host’s or Worker’s payout respectively when the Booking is confirmed or the Task is completed and paid. The Member or Poster pays exactly the price shown — there is no separate Member-side or Poster-side fee added at checkout.
ContentAny text, images, reviews, messages, or other material a User submits to the Platform.
Professional ProfileThe profile information a User provides about their industry, role, company, and skills.
ConnectionA mutual, standing link between two Users’ Professional Profiles.

3. Eligibility and Accounts

  • You must be at least 18 years old and either acting on your own behalf or with actual authority to bind the business you represent.
  • You must provide accurate, current information when you register, and keep it up to date.
  • Accounts are limited to one per person or business and are not transferable.
  • You are responsible for safeguarding your login credentials and for all activity on your account.
  • CoHub may require identity or business verification — including through our payments provider — before you can list a Space, post or accept a Task, or complete a Booking or a Task, particularly for higher-risk Space categories such as Warehouse & Industrial, or for Task categories CoHub designates as higher-risk from time to time.
  • CoHub may refuse, suspend, or close an account at its discretion, including where verification cannot be completed or where required by law.

4. What CoHub Is (and Isn’t)

CoHub operates a marketplace. We are not a real estate agent, are not a landlord or sub-landlord, and never take possession of any Space. CoHub is also not an employment agency, labour-hire provider, or recruiter, and is not the employer of any Worker.

CoHub is not a party to the Host Licence Agreement formed between a Host and a Member for a Booking, and is not a party to the engagement formed between a Poster and a Worker for a Task. Those agreements, and the arrangements they govern, are between the Host and the Member, or the Poster and the Worker, alone.

Each Booking is structured as a licence to occupy — a personal permission to use a Space for a defined period — and not a lease. It does not grant exclusive possession of the Space and is not intended to create a landlord-tenant relationship or to trigger retail or commercial leasing legislation. Each Task is structured as an independent-contractor engagement between a Poster and a Worker — see Section 6A — and is not intended to create an employment, partnership, joint-venture, or agency relationship between the Poster and the Worker, or between either of them and CoHub.

CoHub does not guarantee the accuracy of any Listing or Task, the condition, safety, legal compliance, or fitness for purpose of any Space, the standard, completeness, or legality of any work performed under a Task, or the conduct, reliability, qualifications, or identity of any Host, Member, Poster, or Worker beyond the verification steps we describe to Users from time to time.

Non-verification and reliance. Beyond the verification steps described in Section 3, CoHub does not verify the accuracy, legality, completeness or suitability of any Listing, Space, Task, Professional Profile, review, or other representation or user-generated content on the Platform. Users must make their own assessment before relying on information provided by another User, and Hosts, Members, Posters and Workers are solely responsible for assessing whether a Space, Task, Worker or Poster is suitable for their intended purpose.

Hosts are solely responsible for ensuring they have the legal right to offer a Space for booking — including under any lease, strata by-law, mortgage, council approval, or zoning restriction that applies to it — and for complying with all applicable laws in doing so.

Hosts must not list a Space unless they have completed and retained reasonable checks confirming that the proposed Booking will not breach any lease, sublease, head-lease, strata rule, mortgage, planning approval, zoning requirement, building/fire-safety requirement, liquor licence, food-safety approval, workplace-health-and-safety obligation, insurance policy, council condition, or other law or third-party restriction. CoHub may request evidence of those checks and may suspend a Listing until it is satisfied the Space can be offered lawfully and safely.

5. Listings

  • Listings must be accurate, current, and only for Space the Host is legally entitled to offer, with clear photos, pricing, and any minimum-stay or house rules.
  • CoHub may edit formatting, request changes, or suspend or remove a Listing that appears inaccurate, unlawful, unsafe, or in breach of these Terms, without liability to the Host.
  • Space is listed under one of five categories: Desks & Offices, Coworking & Studio, Retail & Pop-up, Warehouse & Industrial, and Event & Meeting.
  • Higher-risk categories — Warehouse & Industrial, and any Space involving specialised equipment or public access — may require proof of insurance or additional verification before the Listing goes live.
  • By publishing a Listing, the Host also warrants that doing so will not breach any lease, mortgage, strata by-law, council approval, zoning restriction, building rule, fire-safety requirement, insurance condition, or other legal obligation applying to the Space — see Section 4 for the underlying due-diligence requirement this warranty confirms.

6. Bookings

A Listing may be booked by Instant Book or Request to Book, as the Host chooses. A Booking is confirmed, and the Host Licence Agreement comes into force, only once CoHub sends a booking confirmation — until then, a Listing’s availability is not guaranteed.

Members must use a Space strictly for the purpose, dates, and any headcount or rules stated in the Listing and the Host Licence Agreement. By using a Space, the Member also warrants that their use complies with all applicable laws, licences, permits, WHS obligations, public-health rules, accessibility requirements and industry standards that apply to that use — see also Section 10 (Acceptable Use).

Hosts must honour confirmed Bookings and provide access to the Space as described. If a Host cancels a confirmed Booking, CoHub may apply the consequences set out in our then-current Host cancellation policy (communicated to Hosts at listing), which may include a fee, a lower search ranking, or account suspension for repeated cancellations.

6A. CoHub Gigs — Posting, Applications and Hiring

This section sets out how CoHub Gigs works and governs Tasks in the same way Sections 5 and 6 govern Listings and Bookings.

  • Posting a Task. A Poster may post a Task describing the work, location, and budget. Posting a Task is free — CoHub does not charge or take payment when a Task is posted. Like a Listing, every Task is reviewed by CoHub before it appears in the public CoHub Gigs feed, and CoHub may request changes to, reject, or remove a Task that appears inaccurate, unlawful, unsafe, or in breach of these Terms, without liability to the Poster. A Task must describe lawful work only, and must not be used to source an employee while disguising the role as contractor work (see Section 10).
  • Poster representations and legal compliance. The Poster warrants that all information provided in a Task — including its scope, location, licence requirements, budget and safety conditions — is accurate and not misleading, and that offering the Task does not breach any workplace safety law, premises rule, permit requirement, insurance condition or other legal obligation that applies to it.
  • Applications. A Worker may apply to an open, approved Task with a message and, optionally, a proposed price that may differ from the Task’s stated budget. A Worker may apply to a given Task once. The Poster decides, at their sole discretion, whether to hire an applicant, decline an applicant, or hire no one. The Worker warrants that all information provided in their Application — including qualifications, licences, insurance and experience — is accurate and not misleading.
  • Hiring. When a Poster hires a Worker, CoHub authorises payment of the agreed price (the Task’s budget or the Worker’s proposed price, whichever the Poster accepted) on the Poster’s payment method, but does not capture — charge — that payment yet. Once a Worker is hired for a Task, any other pending applications for that Task are automatically declined.
  • Completing a Task and payment release. When the Poster confirms the Task is complete, CoHub captures the authorised payment. The Worker is then paid out the agreed price less the Service Fee (see Section 7), through our third-party payments provider, in the same way a Host is paid out for a Booking. Because payment is only captured on completion, a Worker is not paid, and no charge is made to the Poster, unless and until the Poster confirms completion or CoHub otherwise directs payment following a dispute.
  • Cancelling a Task. A Poster may cancel a Task at any time before it is marked complete. If no Worker has been hired yet, cancelling is free and nothing has been charged. If a Worker has already been hired, cancelling releases the authorised payment without charging the Poster or paying the Worker — because the payment was only authorised, not captured, there is nothing to refund. CoHub will notify the hired Worker if a Poster cancels after hiring them. Unlike Section 8’s 48-hour Booking cancellation window, there is no minimum-notice rule for cancelling a Task before it is marked complete.
  • Disputes about completed work. Section 18 (Resolving Disputes) applies to a Poster dissatisfied with completed work, or a Worker who was not paid despite completing a Task as agreed. CoHub may, at its discretion, help mediate such a dispute but is not obliged to and is not responsible for resolving it.
  • No employment relationship. A Worker completes a Task as an independent contractor engaged directly by the Poster, not as an employee, agent, or contractor of CoHub, and not as an employee of the Poster unless the Poster and Worker separately and expressly agree otherwise outside the Platform. Posters and Workers are responsible for correctly characterising their own working relationship under Australian law — including the Fair Work Act’s sham-contracting provisions and superannuation guarantee obligations that can apply to individuals contracted principally for their labour — and CoHub does not provide legal, tax, or employment advice on this.
  • Skills, licences and safety. Where a Task requires a trade licence, qualification, permit, working-with-children check, or other authorisation, the Worker is solely responsible for holding it and for providing evidence to the Poster on request; CoHub does not verify trade or professional qualifications beyond the identity verification described in Section 3. The Worker warrants that their performance of the Task complies with all applicable laws, licences, permits, WHS obligations and industry standards. Where a Task is performed at a Poster’s premises, the Poster is responsible for providing a reasonably safe environment for that work, consistent with the Host/Space safety obligations in Sections 4 and 12; where a Task is performed at the Worker’s own premises or remotely, the Worker is responsible for their own safe working environment.

7. Fees, Payments and Payouts

  • CoHub charges a 15% Service Fee on each Booking and on each Task. For a Booking, it is deducted from the Host’s payout when the Booking is confirmed; for a Task, it is deducted from the Worker’s payout when the Task is completed and paid. The Member or Poster pays exactly the price shown — there is no separate Member-side or Poster-side fee added at checkout.
  • All payments and payouts — for both Bookings and Tasks — are processed through our third-party payments provider (currently Stripe, via Stripe Connect). CoHub does not directly hold Member or Poster funds. By using the Platform you also agree to that provider’s terms.
  • Hosts are paid out to their nominated account after the Booking’s start date, less the 15% Service Fee, on the schedule set by our payments provider. Workers are paid out to their nominated account once the Poster confirms the Task is complete and payment is captured, less the Service Fee, on the same schedule.
  • All prices are in Australian dollars (AUD) unless a Listing or Task states otherwise. Hosts and Workers are responsible for determining whether GST or other taxes apply to their Bookings or Tasks and for meeting their own tax obligations. CoHub will register for GST if and when required by law.
  • CoHub must clearly disclose all mandatory fees, payment-processing charges, taxes and refund conditions before a Member confirms a Booking or a Poster hires a Worker for a Task. Any headline price, search result price, checkout price or invoice must not be misleading, and any Service Fee or other mandatory charge must be presented prominently enough that a reasonable User can understand the total payable before committing.
  • CoHub may change the Service Fee on notice as described in Section 19; the fee applicable to a Booking or a Task is the one shown when that Booking is confirmed or that Task’s hire is made.

8. Cancellations, Changes and Refunds

This section sets out CoHub’s standard cancellation policy for Bookings, which applies platform-wide unless a Listing or event-specific term states otherwise. Gig cancellations work differently — see Section 6A.

  • A Member may cancel a Booking through the Platform free of charge, with a full refund of amounts already paid, at any time up to 48 hours before the Booking start time. Once less than 48 hours remain before the Booking start time, the Booking can no longer be cancelled through the Platform and the full Booking fee remains payable, including where the Member does not attend or does not use the Space.
  • CoHub processes cancellations and refunds via our payments provider in line with this policy. Where a Member cancels within the window described above, the refund is of the full amount already paid, including the Service Fee — CoHub does not retain any part of the Service Fee on a Member cancellation made within the policy.
  • Where a Space is materially not as described, or a Host cancels a confirmed Booking, CoHub may provide a full refund and may help the Member find a comparable alternative, without obligation to do so.
  • Nothing in this section limits any refund, repair, replacement, compensation or other remedy that a Member may have under the Australian Consumer Law or any other law that cannot be excluded. CoHub must not represent a refund policy as the only remedy available where non-excludable rights apply.

9. The Professional Network Features

CoHub’s networking features — Professional Profiles, Connections, “Who’s Here”, reviews, and (where available) the activity feed, industry groups, and meetups (in person or, as “CoHub Live”, held over a third-party video platform) — are part of the Platform and subject to these Terms.

  • Professional Profiles must be accurate and about you or, where you post on behalf of a business, that business. Misrepresenting your identity, role, or employer is a breach of these Terms.
  • Connections: sending or accepting a Connection creates a standing, mutual link between two Professional Profiles. Either User may remove a Connection at any time.
  • “Who’s Here”: to support the Platform’s networking purpose, other Users booked into or near the same Space around the same time may see limited profile information (such as name, headline, and industry), once this feature is live. It is not yet available on the Platform; when it launches, Users will be able to manage their visibility in this feature through account settings.
  • Reviews: after a Booking, Hosts and Members may review each other. After a Task, Posters and Workers may review each other in the same way. Reviews must be honest, based on a genuine Booking or Task, and must not be incentivised, fabricated, or posted in retaliation. Reviews contribute to a User’s Professional Profile as a record of past Bookings and Tasks; CoHub may remove a review that breaches these Terms or applicable law.
  • CoHub Live. A host running a virtual MeetGreet session (“CoHub Live”) does so over a third-party video platform of their choice (such as Zoom, Microsoft Teams, or Google Meet) that CoHub does not operate, control, or guarantee the availability of. CoHub is not a party to, and accepts no responsibility for, that platform’s own terms, privacy practices, security, or reliability, or for anything said or done during the session itself. The hosting User is solely responsible for the conduct and content of a CoHub Live session, including obtaining any attendee’s consent before recording them, and for complying with the video platform’s own terms of use. The Acceptable Use rules in Section 10 apply to a CoHub Live session exactly as they would to an in-person MeetGreet event, and CoHub may remove a session or suspend a host’s account for a breach of them.

10. Acceptable Use

When using the Platform, you must not:

  • Arrange payment for a Booking or a Task outside the Platform in order to avoid the Service Fee.
  • Post false, misleading, or discriminatory content in a Listing, a Task, a Professional Profile, a message, or a review.
  • Post a Task that is, in substance, an offer of ongoing employment rather than a defined piece of contract work, in order to source staff while avoiding employment obligations such as minimum entitlements, superannuation, or PAYG withholding.
  • Harass, threaten, or discriminate against another User on any ground protected by Australian law.
  • Use a Space for any unlawful purpose, or in a way that breaches the Host Licence Agreement, a Listing’s stated rules, or any law, licence, or by-law that applies to the Space.
  • Perform, or ask a Worker to perform, a Task for any unlawful purpose, or without a licence, permit, qualification, or insurance the work requires by law.
  • Scrape, reverse-engineer, or interfere with the Platform, or create an account using false information or on behalf of someone else without authority.
  • Infringe another person’s intellectual property or privacy rights.
  • Engage in any other conduct CoHub reasonably considers harmful to Users, the Platform, or CoHub’s business.
  • Use the Platform, any Space, or any Task in a way that creates an unsafe workplace, breaches work health and safety duties, creates a public-health risk, causes nuisance, infringes accessibility or anti-discrimination obligations, or exposes another User, visitor, worker, contractor or member of the public to foreseeable harm. (The Poster/Worker split for who is responsible for a safe working environment on a given Task is set out in Section 6A.)

Breach of this section may result in content removal, account suspension, or termination under Section 16. CoHub’s Trust & Safety Policy sets out these and other platform-wide safety expectations, CoHub’s incident-reporting process, and CoHub’s current insurance and compliance standard for Hosts, in one place.

11. Content and Intellectual Property

You retain ownership of Content you submit. You grant CoHub a non-exclusive, worldwide, royalty-free licence to host, reproduce, display, and distribute that Content for the purpose of operating and promoting the Platform — for example, showing a Listing in search results, a Task in the CoHub Gigs feed, or a review on a Professional Profile. You are responsible for having the rights needed to grant this licence, including for any photos you upload, and for any Content or work you deliver as a Worker completing a Task remaining your own or appropriately licensed for you to deliver.

The CoHub name, logo, and Platform (excluding User Content) are owned by CoHub or its licensors and may not be used without permission.

12. Insurance and Liability Between Users

Hosts are responsible for holding appropriate insurance for their Space — such as public liability and contents insurance — and for the safety of the Space. CoHub may require Hosts to hold, and to provide proof of, a minimum level of public liability insurance before listing higher-risk Space categories such as Warehouse & Industrial.

Members are responsible for their own conduct while using a Space and for any loss or damage they cause beyond fair wear and tear.

Workers are responsible for holding any insurance appropriate to the work they take on through CoHub Gigs — such as public liability, professional indemnity, or tools-of-trade cover — as an independent contractor would ordinarily be expected to for that kind of work. Posters are responsible for their own conduct toward a Worker and, where a Task is performed at the Poster’s premises, for the safety of that premises in the same way a Host is responsible for the safety of a Space.

CoHub does not provide insurance for Hosts, Members, Posters or Workers and is not a party to, or guarantor of, any insurance policy a User holds. CoHub may disclose relevant information to insurers where reasonably necessary for incident handling, claim assessment, or safety management.

13. Disclaimers

The Platform is provided “as is” and “as available”. CoHub does not warrant that the Platform will be uninterrupted, error-free, or secure, or that any Listing, Task, Professional Profile, or review is accurate or complete.

CoHub is not responsible for the acts or omissions of any Host, Member, Poster or Worker, for the condition, legality, or safety of any Space, or for the standard, completeness, or legality of any work performed under a Task.

Nothing in these Terms excludes, restricts, or modifies any consumer guarantee, right, or remedy under the Australian Consumer Law that cannot lawfully be excluded.

14. Limitation of Liability

To the maximum extent permitted by law, CoHub’s total liability to you arising out of or in connection with the Platform is limited to the Service Fees CoHub received from you in the 12 months before the event giving rise to the claim.

CoHub is not liable for indirect, special, or consequential loss, or for loss of profits, data, or goodwill, arising from your use of the Platform.

These limits do not apply to liability that cannot be excluded or limited under the Australian Consumer Law, or to CoHub’s liability for its own fraud or wilful misconduct.

15. Indemnity

You agree to indemnify CoHub against any claim, loss, or expense (including reasonable legal costs) arising from your breach of these Terms, your Listing, Task, or use of a Space, or your violation of any law or third-party right. This single indemnity applies to every User in every role — Host, Member, Poster and Worker alike — so it already covers, for example, a claim arising from an unlawful or non-compliant Listing, an unlawful or unsafe use of a Space, or an inaccurate representation in a Task or an Application; there is no separate, narrower indemnity for a specific role.

16. Suspension and Termination

CoHub may suspend or close your account, or remove a Listing or a Task, at any time for a breach of these Terms, suspected fraud, a safety risk, or where required by law, with notice where reasonably practicable.

You may close your account at any time; confirmed Bookings and hired Tasks already in progress remain subject to the applicable Host Licence Agreement, Section 6A, and the relevant cancellation policy.

Sections of these Terms that by their nature should survive termination — including Sections 11, 12, 14, and 15 — continue to apply.

17. Privacy

CoHub collects and handles personal information — including Professional Profile details, Booking history, Task and Application history, and location information used for the “Who’s Here” feature — in accordance with our Privacy Policy and the Australian Privacy Principles. Our Privacy Policy explains what we collect, how we use it, and your rights, including in relation to profile and networking data. Some personal information, such as identity-verification details, is collected and processed by our payments provider on our behalf.

18. Resolving Disputes

Between Users: if a dispute arises between a Host and a Member about a Booking, or between a Poster and a Worker about a Task, we encourage you to try to resolve it directly, including through Platform messaging. CoHub may, at its discretion, help mediate a dispute but is not obliged to and is not responsible for resolving it.

Between you and CoHub: these Terms are governed by the laws of New South Wales, Australia (CoHub Pty Ltd’s state of registration), and each party submits to the non-exclusive jurisdiction of the courts of that place.

19. Changes to These Terms

CoHub may update these Terms from time to time. We will give notice of material changes — for example, by email or in-app notice — at least 14 days before they take effect. Continuing to use the Platform after that date means you accept the updated Terms.

20. General

  • Entire agreement: these Terms, the Privacy Policy, and the relevant Host Licence Agreement are the entire agreement between you and CoHub regarding the Platform.
  • Severability: if a provision is found unenforceable, the rest of these Terms continue to apply.
  • Assignment: you may not transfer your rights under these Terms without CoHub’s consent; CoHub may assign these Terms in connection with a merger, acquisition, or sale of assets.
  • Australian Consumer Law and unfair contract terms: these Terms must be interpreted and applied so they do not exclude non-excludable consumer guarantees, mislead Users about their rights, or impose a term that is unfair in a standard-form consumer or small-business contract. CoHub should review any unilateral variation, cancellation, suspension, refund, liability, indemnity and payment terms before launch and whenever the Platform changes.
  • No waiver: CoHub’s failure to enforce a provision is not a waiver of it.
  • Notices: CoHub may give notice to you via the email or in-app details on your account. CoHub Pty Ltd’s registered office is Suite 9, 39 Stanley Street, Bankstown NSW 2200, Australia; general support enquiries can be sent to info@cohub.com.au.
