What a Space is

A Space is any listing a host has put up on CoHub — a desk, a private office, a studio, retail or pop-up premises, warehouse or industrial space, or an event or meeting room. Hosts set their own price, availability and rules for each listing, so what you see on a listing page is exactly what applies to that booking.

Every listing goes through a quick admin approval check before it’s visible to anyone browsing — that’s to keep the marketplace honest, not a guarantee about the Space itself. CoHub doesn’t lease, manage or operate any host’s Space; we’re the platform that connects you with the host, and the booking itself is between the two of you.

Instant Book vs. Request to Book

Depending on how the host has set up their listing, one of two things happens when you book:

  • Instant Book — your booking is confirmed automatically at the price and dates shown, no waiting on the host. Listings with this on show a “⚡ Instant Book” badge next to the price.
  • Request to Book — your request goes to the host, who reviews and confirms it before it’s locked in.

Either way, the moment you check out, we open a conversation thread between you and the host and drop in an automatic welcome message on the host’s behalf, so you can ask about arrival times or anything you need before your visit without waiting for them to say hello first.

How payment actually works

When you book, your card is authorised for the full amount — held, not charged. Nothing is actually taken from your card until the booking is genuinely confirmed (instantly for Instant Book, or once the host accepts a Request to Book). That way you’re never charged for a request a host ends up declining.

The price shown on the listing is exactly what you pay — there’s no extra fee added at checkout on your side. CoHub’s cut comes out of the host’s payout, not yours. See Payments & connecting Stripe for how that works end to end.

Cancelling a booking

You can cancel free of charge, with a full refund of everything you paid (including the platform fee), any time up to 48 hours before the booking start time. Inside that 48-hour window, the booking can’t be cancelled through the platform and the full amount stays payable — even if you don’t end up using the Space. Plan around that window if your dates might move.

While your booking is on

Your booking status moves from pending (Request to Book, awaiting the host) or straight to confirmed (Instant Book), through to completed once the stay date passes. After your booking

Once your booking is marked complete, we email you a thank-you with a link to leave a quick Google review if you’re happy to, and you and the host can each leave each other an honest review on CoHub — reviews should be genuine, based on that actual booking, and never incentivised or retaliatory. Your reviews build up as part of your Professional Profile over time.

Hosting a Space

If you’ve got spare desks, a meeting room, or floor space going unused, you can list it and set your own price, availability and house rules. Every listing is reviewed before it goes live, and you’ll need to connect Stripe before you can receive a payout — see Payments & connecting Stripe. As a founding host offer, the first 50 hosts to list pay 0% CoHub fee on their first confirmed booking. You can also turn Instant Book on for a listing from the listing form, so guests are confirmed automatically instead of you approving each request.
